Real Estate Stats for Aransas County Tx

The following charts show the residential property sales in Aransas County which includes Lamar and Holiday Beach.  This does not include lot sales, which have been virtually flat in 2009 and commercial.

Overall, 2009 was a  slower year for units sold, and the avg price per unit was lower.   But again, the slow down began in the Fall of 2008  with a pickup starting in late summer/early fall 2009.  This pickup is reflected  in the Nov 09 vs Dec 09 comparison.

With the slow down beginning  in the fall of 2008   there was a very large improvement in Dec 09 vs Dec 08, both in units sold and average price per unit.

And comparing Nov 09 prices with Dec 09 prices, the increase in units sold and the increase in average price continue.  However the one glitch in the ointment is that in Dec of 2009 a 1.1 million dollar property was sold.  Eliminating that property doesn't change the trend appreciably, but the average price drops to $192,000 which cuts the % increase to 17% rather then 32%.  It is still significant that activity and average price per unit continues to increase from month to month.  However,  they have yet to exceed previous years. 

It is the same old refrain - if you are sitting on the fence waiting for prices to go down you could be out of the market before you know it.  I see prices going back up, but not to the levels of 2007 or early 2008.  I also see higher interest rates ahead.    That is my personal and professional opinion!
